Silverman Continues ‘Building Neighborhoods’ in Hamilton Park

On Thursday afternoon I attended the Grand Opening of the Park Francis, which is a 7-story residential rental building with ground-floor retail that Eric and Paul Silverman recently completed on Hamilton Park.  The soon-to-open, Rumba Cubana, provided amazing Cuban food, margaritas and mojitos. I got to tour the interior of the restaurant, which is classy and elegant.  They expect to open in August and will have outdoor seating in the pedestrian courtyard they share with GP’s, Madame Claude Wine, and Smith & Chang’s.

Earlier in the week, I attended a meeting with Eric Silverman and his team as they presented their plans for 170 Erie Street, which is a property they own about a block away.  At this point, they have begun the process of engaging the community and soliciting feedback on their plans.  In particular, they were looking for input regarding the ground floor retail amenities that the community may want or need.  The property has been a parking garage for years, so this project will be a much-needed improvement.

Preliminary plans for this 10-story mixed-use building include 9,000 square feet of retail with parking on the first two floors, 40,000 square feet of office space on the 3rd and 4th floors, with 57 residential units on the upper floors.  Ample set-backs minimize light and air impacts to surrounding buildings.  The top-floor will be a roof terrace with 3,830 square feet of amenity space including a media room, lounge, bar, locker rooms, and a business center.
